Attic inspection
We examine the sheathing, rafters, and insulation, then look for the moisture source: blocked soffit or ridge vents, exhaust ducts that end in the attic, and condensation patterns on the roof deck.

Containment
The attic access and any openings into the living space are sealed before work begins, and HEPA-filtered negative air keeps disturbed spores out of the house.

Removal
Insulation with growth in it is bagged and removed. The structural wood stays, so mold on sheathing and rafters is removed by HEPA vacuuming and cleaning rather than by tearing out the roof deck.

Antimicrobial treatment
Cleaned wood is treated with EPA-registered antimicrobials to address the spores that vacuuming can't reach.

Encapsulation
Where the situation calls for it, we coat the cleaned sheathing with a sealant that locks in residual spores and resists new growth.

Correct the cause
Attic mold returns if the moisture does. We identify the fix in writing, whether that's clearing blocked vents or rerouting a bathroom exhaust duct outside. Some corrections are within our scope and some belong with a roofing or HVAC contractor, and we tell you which.

Dark staining across the roof sheathing
Widespread darkening on the underside of the roof deck points to attic-wide moisture rather than a single leak, and ventilation is the usual reason. We clean and treat the sheathing under containment and identify what's keeping the attic damp.
A bathroom fan that vents into the attic
An exhaust duct that stops in the attic pushes warm, damp air onto a cold roof deck every time someone showers. We remove the growth. What stops it from coming back is routing that duct through the roof or a gable wall, and we put that in the written findings.
Mold flagged during a home sale
Inspectors routinely check the underside of the roof deck, so attic mold shows up in reports even when the owners never knew. We inspect and put a scope in writing, then complete the contained removal with documentation you can hand to the buyer.
Blocked or missing attic ventilation

Does homeowners insurance cover water damage?
Usually, when the cause was sudden and accidental: a burst pipe, a failed water heater, an appliance hose that let go. Policies generally exclude damage that happened gradually, like a slow leak that ran for months, and outside flooding needs a separate flood policy. When we inspect, we document the cause of loss carefully, because that is the first thing the adjuster reviews.
What does mold remediation involve?
Six steps: inspect and find the moisture source, contain the area with plastic sheeting and negative air, remove contaminated materials like drywall and insulation, clean the remaining surfaces with EPA-registered products, fix the moisture problem, and encapsulate cleaned framing with a sealant coating where it is warranted. HEPA air scrubbers run through the work.
Will the mold come back after remediation?
Not if the moisture problem is fixed — that is the step that decides it. Mold is a symptom; damp material is the cause. Every remediation we run includes finding and correcting the water source, whether that is a leak, condensation, or ventilation. Remove the mold and leave the moisture, and any contractor's work will fail.
How long does mold remediation take?
A single contained area — one wall, a bathroom ceiling — often takes a day or two. A basement or attic with widespread growth runs longer, and drying the structure afterward can add days. The free inspection gives you a written scope with the timeline for your specific job before any work starts.
