Process
How the job goes.

History first
We ask what you've noticed, where, and since when, and about any past leaks or floods. Those answers usually tell us which part of the building to check first.

Visual inspection
We check the places mold shows up: basements, attics, crawl spaces, bathrooms, behind furniture on exterior walls, and around windows. Growth, water staining, and mineral deposits look similar at a glance, and telling them apart determines what happens next.

Moisture readings
Mold grows on damp material, so elevated moisture readings show where growth is likely even when nothing is visible. We measure suspect walls, floors, and ceilings instead of judging from the surface.

Sampling when it's needed
When growth may be hidden, or you need documentation for another party, we can collect air or surface samples for laboratory analysis. If the visible evidence already settles what has to happen, we tell you sampling would add cost without changing the work.

Findings in writing
You get the result on paper either way. If we found growth, the report lists what has to come out, why, and what moisture problem is driving it; if we didn't, it says that. If it's something small enough to clean yourself, we tell you that instead of quoting work. You keep the report even if you hire someone else for the work.

You smell it but can't see it
Odor without visible growth usually means mold in a wall cavity, under flooring, or in a crawl space. Moisture readings narrow down where the damp material is; that's where growth starts.
Not sure if it's mold or a stain
Old water stains and mineral deposits on masonry get mistaken for mold regularly. An inspection identifies what you're looking at, and the inspection is free.
Worsening allergies indoors
Allergy or asthma symptoms that improve when you leave the house are one of the warning signs of a mold problem. An inspection checks the usual sources: past leaks, damp basements, and bathroom moisture.
You had water damage and want to know if mold followed
Growth can start within 24 to 48 hours of a leak, and it isn't always where the water first showed. We check the path the water took with moisture tools and tell you whether the area dried completely or growth had time to start.

Questions we get most.
Is mold in my house dangerous?
Mold exposure can trigger allergy symptoms and breathing irritation, and people with asthma or weakened immune systems are more sensitive to it. That is reason to deal with it properly, not to panic. Remediation removes the growth and, just as important, fixes the moisture that fed it, so it does not return.
Can I just clean mold with bleach?
On a small patch of a hard, non-porous surface like tile, household cleaning can work. On drywall, wood, or insulation it usually fails: bleach wets the material, the roots survive, and scrubbing without containment spreads spores to rooms that were clean. Growth beyond a small area, or anything inside walls, calls for containment, removal, and treatment.
Do I need mold testing?
Often not. If you can see the growth, the money is better spent removing it. Where an inspection earns its keep is finding hidden mold — we use moisture meters and a thermal camera to locate the damp material feeding it. When a doctor, landlord, or sale requires laboratory results, we will say so plainly and scope that separately.
What does mold remediation involve?
Six steps: inspect and find the moisture source, contain the area with plastic sheeting and negative air, remove contaminated materials like drywall and insulation, clean the remaining surfaces with EPA-registered products, fix the moisture problem, and encapsulate cleaned framing with a sealant coating where it is warranted. HEPA air scrubbers run through the work.

Yes. We inspect, take moisture readings where water is involved, and give you a written scope and estimate at no charge. If the damage is minor enough to handle yourself, we say that. You decide what happens next with the findings in hand.
