Water Damage Restoration in Parsippany, NJ
Parsippany is about 20 minutes out for us. Same-day response, six days a week, with the extraction and drying equipment already on the truck. The inspection is free.
During Irene in 2011, the Rockaway River breached the floodwall at lower Lake Hiawatha and residents were evacuated to the elementary school. Ida in 2021 put close to six inches of rain on the township and flooded major roads. When the river forecast is bad, we expect the first calls from the streets behind that wall.
A person answers — not an answering service. Closed Saturdays for Shabbat. Covered claims are billed directly to your carrier.

What we see in Parsippany
The housing stock, the terrain, and the drainage in Parsippany all change how we plan a job. Here's what we run into:
The housing stock
A lot of Lake Hiawatha housing began as summer bungalows and was converted for year-round living after World War II, so small original structures carry later additions, dormers, and finished lower levels. Mount Tabor's cottages date to the 1870s camp-meeting era, and their plaster and tight lot lines call for careful containment and slow drying.
Getting to you
About 20 minutes down I-80 from our Totowa base, one of our shortest Morris County runs. Parsippany covers a lot of ground, so the street address matters more than the town name when we plan the route and load the truck.
Water & drainage
Lake Hiawatha's floodwall along River Drive went up in 1986 and was designed for a 100-year storm; in 2024, residents petitioned the township to extend it. The Sandalwood Drive section drains to a pump station that lifts stormwater to the Rockaway, and a township-commissioned flood study found the station's capacity falls short in large storms, so those blocks can flood in a short, hard rain.
Process
What happens after you call.
Every water loss runs the same way: we ask what happened on the phone, extract the same day, verify the drying with meters, and keep a documented file your adjuster can work from. Here's the short version. The service page covers each step.
- Inspect and map the moisture
- Contain the work area
- Extract the standing water
- Dry the structure
- Clean and treat
- Verify dry and document
Common problems
The problems we're usually called about.
Sewage backup in a floor drain
Backups are Category 3 water under the IICRC S500 standard. Keep people and pets away from the area. Our crew works in protective gear, removing the materials the sewage soaked and disinfecting the area with EPA-registered products.
Ceiling stain that keeps growing
The source is usually a bathroom or a pipe run above the stain. We trace the wet area with a thermal camera before cutting, so only the section that is wet gets opened, and we confirm the leak is stopped before drying starts.
Water heater leaked in a finished area
A failed tank empties onto the floor and keeps drawing from the supply line until the valve is closed. We shut the water and extract, then meter the surrounding rooms, because water spreads under flooring beyond the wet area you can see.
Wood floors starting to cup
Cupping means the boards are absorbing moisture from below. Caught early, hardwood can sometimes be dried in place; left wet, it usually needs replacement. We meter the subfloor before recommending either.

FAQ
Questions we get most.
Why are you closed on Saturdays?
We are a Shabbat-observant business, so we close every Saturday. The rest of the week, Sunday through Friday, we answer and dispatch the same day. If water is spreading on a Saturday, shut off the main valve, cut power to the wet area at the breaker, and call us — we respond as soon as we reopen.
The floor looks dry now. Is the damage done?
Surfaces dry first; the layers underneath do not. Water wicks into subfloors, wall cavities, and insulation, where it can sit for weeks. Mold growth can start in 24 to 48 hours in material that stays wet. We check with moisture meters and a thermal camera, and if the readings say the structure is dry, we tell you that and leave it alone.
Does homeowners insurance cover water damage?
Usually, when the cause was sudden and accidental: a burst pipe, a failed water heater, an appliance hose that let go. Policies generally exclude damage that happened gradually, like a slow leak that ran for months, and outside flooding needs a separate flood policy. When we inspect, we document the cause of loss carefully, because that is the first thing the adjuster reviews.
Do you bill my insurance company directly?
Yes. On covered water, mold, and fire claims we bill the carrier directly, so you are not fronting the cost and waiting for reimbursement. You pay your deductible and we settle the rest with the insurer, supported by the photos, moisture readings, and drying logs adjusters ask for. A claim is not required to hire us — many of our residential jobs are paid by the homeowner.
What should I do in the first few hours after water damage?
Stop the water at the main shut-off or the fixture valve if you can reach it safely. If water is near outlets or appliances, cut power to that area at the breaker — never stand in water to do it. Move what you can to a dry room. Then call (551) 414-6202. The sooner extraction starts, the more of the structure and contents we can save.
